American Homebuyers Foundation, Inc. (AHF) is an IRS 501 (c) 3 non-profit charitable organization. We are allowed per the FHA 4155 to give a homebuyer a grant for their down payment. The passing of the recent bill H.R. 3221 banned “seller assisted” down payment assistance and has understandably caused great concern, but it did not take away the ability for a non-profit charity to give the borrower(s) a grant.
AHF is able to fund our program from an existing pool of funds. These grant funds are given based on availability and are from charitable donations from the business community, organizations, individuals and corporations. We have ongoing fund raising campaigns that ask for tax deductible donations to our non-profit organization for the services that we provide to our surrounding communities. Our donors appreciate our mission and commitment to help deserving low–to-moderate income families as described by FHA and who are eligible to receive a FHA loan. Our commitment establishes lasting and stable communities and most importantly personal achievement!
The need for our unique and beneficial program is crucial during these difficult and uncertain times. AHF is confident that our program serves a special need in our industry! Our services do not stop at granting a homebuyer their down payment to purchase their home. There are four steps to our services: down payment grant provided, pre-home buying counseling, post-home buying counseling and our Mortgage Savers benefit program.
- We have a state of the art online grant request application. Upon requesting the grant funds, an automatic email sends the processor a grant letter and the closing agent an email notifying them that AHF will be providing a grant for the closing.
- We require pre and post counseling before closing and our courses are available on our website. Our Homebuyers Education Course is a comprehensive course that explains the home buying process, educating the borrower(s) on the expenses of home ownership and how to create a budget. Our Default Management Course educates the borrower(s) about what happens if they become delinquent. Upon completing each course, they receive a Certificate of Completion via email for the underwriting file.
- Our Mortgage Savers – www.MortgageSaversInc.com - program is a default management and loss mitigation company that will be proactive by sending the borrower(s) a welcome letter and our Mortgage Savers brochure that explains our services and how to contact us should they become delinquent. We will work with the homeowner and the servicing lender to keep them from default and foreclosure by establishing a work-out package under the Federal Code of Regulation, i.e. loan modifications, special forbearance, partial claims, etc. We have extensive experience in loss mitigation and have helped hundreds of borrowers to avoid foreclosure.
